Coldwell Banker Commercial Elite brokers Southpoint Building Sale for $1.27 Million

A 4,000-square-foot retail building in Spotsylvania County that includes a Cold Stone Creamery store sold on Thursday February 27th for $1,273,200 million.

The building is at 9917-9921 Southpoint Parkway in Southpoint II. Hoosick Road Realty LLC bought it from Potomac Point Professional Properties LLC as an investment.

The building is 100% leased. The tenants are Cold Stone, Allstate Insurance and Freestyle Nails & Spa.

Brian Cunningham and J.R. Burdette with Coldwell Banker Commercial Elite brokered the sale. J.R. Burdette represented the buyer where Brian Cunningham represented the seller.

J.R. Burdette recently sold an 1,800 SF industrial/flex space at Stafford III Condominiums: 27 McWhirt Loop, Fredericksburg (Stafford County) VA 22406 where he represented the purchaser, Stewart Properties. The property was also leased by J.R Burdette to PVC Inc where he represented both owner and lessee. The new owners purchased the space as an investment.

Also recently closed by J.R. Burdette was a 1 Acre parcel at 3948 Lee Hill School Drive, Spotsylvania, Virginia. Burdette again represented both purchaser, Blythesdale Properties LLC, and the seller. Blythesdale plans on holding the land as an investment.
