Fredericksburg, VA — November 13, 2025 — Brian Cunningham, CCIM, and Carl Braun of Coldwell Banker Commercial Elite have successfully led the sale of Lots 2, 3, and 4 at Gateway Business Park, totaling 2.76 acres, for a combined price of $1.15 million. Cunningham and Braun represented the Seller, Tricord, Inc., continuing their leadership role in the marketing and disposition of land within the development.
This transaction marks the fourth lot sold at Gateway Business Park by the Cunningham–Braun team. Their consistent results further solidify them as the primary brokerage team driving momentum and value for the business park.
In addition to this closing, Lot 1 (1.492 acres) is currently under contract and is expected to close before the end of the year, extending the strong activity at the development.
Following these transactions, only two lots remain available:
• Lot 7: 1.41 acres
• Lot 11: 5.75 acres
The Buyer of Lots 2, 3, and 4 — C.C. Carpentry, Inc. — is a respected residential framing contractor founded in 1991, serving West Virginia as well as Northern and Central Virginia. The company will utilize the property to support its continued expansion in the region.
