Vacancy Options

  • Market and advertise vacancy (Lease Agreement with Coldwell Banker Commercial Required)

  • Provide quarterly market statistics as a comparison to subject property

Maintenance

  • Negotiate and manage vendor contracts
  • Perform monthly property inspections
  • Provide responsive, professional support to tenants and owners

Financial

  • Collect rent and manage accounts receivable/payable

  • We issue year-end financial statements, including profit and loss summaries, and provide 1099 tax documentation for vendors and owners’ accountants
  • Administer lease obligations by invoicing tenants and managing escalations, renewals, and other lease terms

Director of Commercial Property Management & Realtor

Peggy Thwing brings over 25 years of real estate experience, including more than 16 years specializing in commercial property management. Prior to joining Coldwell Banker Commercial Elite, she spent over a decade with Silver Companies, building a strong foundation in commercial real estate operations.

At Coldwell Banker Commercial Elite, Peggy leads the Commercial Property Management Division and oversees daily portfolio operations. She serves as the primary liaison between property owners, tenants, and association boards, ensuring clear communication, financial accountability, and operational excellence.

Peggy has particular expertise in mixed-use commercial developments and the formation and administration of Property Owners Associations (POAs). She is a member of the Institute of Real Estate Management (IREM), holds the Accredited Commercial Manager (ACoM) designation, and is a Certified Property Manager (CPM) candidate.

Carmen Villalba is a recent graduate of the University of Mary Washington with a Bachelor of Science in Business Administration. Carmen served as a member of the Business Dean’s Advisory Board and has experience with client development and support. Carmen has worked in HOA, POA, and Condominium management with experience in managing over 1,800 homes. While being new to the industry, Carmen has high aspirations for career growth and hopes to have a positive impact on Coldwell Banker and the Fredericksburg Community.

Eliot Williams, a Tennessee native, spent 15 years in Minor League Baseball, beginning his career with the Jackson Generals in 2013 before joining the Asheville Tourists in 2014. In January 2020, he relocated to Fredericksburg to serve as Director of Operations for the Fredericksburg Nationals. After six successful years with the Nationals, Eliot transitioned into the commercial property management sector. While new to the field, he approaches each responsibility with professionalism, adaptability, and a strong commitment to continued growth and long-term success.

Her expertise includes full-cycle property accounting, financial reporting, and supporting multi-entity commercial portfolios, with a background in the healthcare and automotive industries. Known for her attention to detail and analytical approach, Sylvia provides accurate financial insights that support efficient property management operations.

Joye joined Coldwell Banker Commercial Elite in January 2013 and plays a key role in supporting office operations and commercial real estate transactions from listing through settlement. She assists with property management accounting functions, including accounts payable and bank reconciliations. With over 20 years of banking experience and an extensive executive-level real estate support background, she brings strong financial oversight and attention to detail to the team.
