Coldwell Banker Commercial Brokers Sale of Net Leased Retail Building for $1.4 Million

Jonathan Gardner and J.R. Burdette recently brokered the sale of a 4,000 sq. ft. net leased retail building for $1.4 Million. The property is fully leased to Cold Stone Creamery, Freestyle Nails and Spa, and Time Honored Tattoo.

The building is located within the Southpoint II power center at 9917-9921 Southpoint Parkway in Spotsylvania County, Virginia. Southpoint II is anchored by a Walmart Supercenter, Lowe’s and American Family Fitness; other strong national tenants include Starbucks, Chick-fil-a, Wendy’s, Applebee’s, Longhorn Steakhouse, Merchants, Tropical Smoothie, AT&T, and much more.

Southpoint II also recently incurred growth in the multi-family sector, with HHHunt’s recently completed construction of 280 apartments called the Abberly at Southpoint. Additionally, WJ Vakos & Company, the owner/developer of Southpoint II recently broke ground on a new phase of the development that will feature up-to 830 apartments.

The seller, Hoosick Road Realty, LLC, was represented by Jonathan Gardner, and the purchaser, South Point Center, LLC was represented by J.R. Burdette.
