Coldwell Banker Commercial Elite Represents Buyer in Purchase of Former Otter House Restaurant Property

Charlotte Rouse with Coldwell Banker Commercial Elite represented the buyer in the purchase of the former Otter House Restaurant property in Downtown Fredericksburg. The property, located at 1005 Princess Anne St., was purchased for $760,000 by a local restaurant owner.

The purchaser is a partner in the Umi Restaurants, a Japanese/Sushi focused restaurant, which have locations on Jefferson Davis Hwy in the City of Fredericksburg and the newest location in the Doc Stone Shopping Center off Garrisonville Road in Stafford County.

The two-story restaurant building totals 4,704 sq. ft. and currently features a full kitchen and dining area with great natural lighting from large windows looking out onto Princess Anne Street on the first floor. The second floor offers a large open dining area, bar & entertainment space highlighted by historic architectural features.

The new owner plans to fully renovate the interior and open a restaurant focused on healthy Asian cuisine on the first floor of the space, but has yet to release plans for the second floor.

The property has been vacant since late 2013 when Otter House, a restaurant and bar who previously occupied the space closed its doors.
