Historic & Iconic Property for Sale-Sammy T’s Seeking New Ownership

Sammy T’s has been a staple of downtown Fredericksburg and a part of the community since 1981. The Emory family has had roots in Fredericksburg since 1960 and have been the long time owners and operators of the Sammy T’s restaurant in downtown Fredericksburg.

The Emory Family loves Fredericksburg and Sammy T’s and would prefer that Sammy T’s not close, but to be the best that it can be it needs local ownership and management which is why they have decided to sell the historic and iconic building. While continuing the operation of Sammy T’s is not a requirement of the sale of the Real Estate, the opportunity to continue Sammy T’s operations is available.

About the property: 801 Caroline Street

The historic building was built in 1805 and has served numerous purposes throughout its years. The earliest of uses dates from its conception as “Buck’s Auction Room” from 1805 through the Civil War.

After the Civil War, from 1872-1874, Brigadier General Daniel Ruggles, CSA, inventor of railroad equipment, made this his temporary home.

Afterwards, the building served as the City of Fredericksburg Post Office until 1921, when Horton’s Auto Supply occupied the building.

From the 1930’s until present day the building has served as a restaurant. A restaurant named “Dugan’s” opened in the 1930’s and operated at the location until 1980, when the building was purchased by Dr. Samuel T Emory, a geography professor at the University of Mary Washington.

Sammy T’s opened on Valentine’s Day 1981 and has been operating and serving up delicious cuisine ever since.

The property is approximately 5,100 SF with the first floor including the main restaurant space and the recently opened yogurt shop. The second and third floor of the building is currently used as apartments.
