IHOP Opening in Former Perkins Restaurant Building in Stafford

IHOP will soon open a new location off Warrenton Road in Stafford County, Virginia. Renovations are well underway to transform the former Perkins Restaurant building at 10 Simpson Lane in Stafford County, Virginia. IHOP plans to open a new location in May 2017.

The Perkins building was placed on the market for sale following the closing of the former restaurant in late 2015. The 5,200 sq. ft. building was purchased by a local IHOP franchisee in September of last year. Purchase of this restaurant will mean that all new equipment will need to be brought in to match the franchise chain’s look and function. To help them find the equipment that they may need, they can go here and see what is available as well as browse other stores that hold what they are looking for so they will be ready for the grand opening. We do not know any further information at this time about what they plan to do but if it is in keeping with their current restaurants, it should be successful.

Steve Schattgen of Coldwell Banker Commercial Elite represented the seller in the building sale. He said the local franchise owner of IHOP who purchased the building also owns locations in Central Park in the City of Fredericksburg, Doc Stone Shopping Center in Stafford, and also one in Warrenton, VA.

What’s New on The Route 17/Warrenton Road Corridor

The new IHOP restaurant will be the first full-service, breakfast-focused restaurant on Route 17/Warrenton Road in Stafford County, but won’t be the last. Waffle House has also announced plans and recently submitted an application for a site work permit for a site near the intersection of Celebrate Virginia Pkwy and Warrenton Road.

Although the corridor will benefit from a new IHOP and Waffle House locations, the Route 17 corridor is still severely underserved for full-service restaurants.

The corridor is primed for new residential growth, with a few projects already underway. One project that is currently under construction is The Silver Collection at Celebrate– a 274 unit luxury apartment community, located off Celebrate Virginia Parkway near the intersection of Sanford Drive. The apartments are planned to open in the Fall of 2017.

With the new residential growth comes more consumers, which will ultimately increase the need for retail, services, and restaurants…….the only question now is, who else will take advantage of the potential opportunities on the Route 17 corridor?
