A Northern Virginia investor recently bought the 1.74-acre parcel that Sheetz leased for a gas station and store at the southeast corner of U.S. 17 and Hospital Boulevard near the Spotsylvania Regional Medical Center.
Lee Hill LLC, which is registered out of Fairfax Station, paid $2.35 million for the land-lease. Donny Self with Coldwell Banker Commercial Elite represented the seller, which is an affiliate of the Silver Cos.
Silver has completed the site work for that Sheetz location, and construction of the station and store is expected to start next month.
Sheetz is also leasing land for a store and station at the northeast corner of U.S. 1 and Massaponax Church Road in Spotsylvania. Silver is currently doing the site work there, said Jud Honaker, the company’s president of commercial development. Store construction is expected to start in January.
Honaker said the same investor is under contract to buy the land-lease on that site, and closing is expected early next year.
Sheetz will open its new store off Lafayette Boulevard in Spotsylvania near the Fredericksburg line Nov. 21.
