When you’re seeking commercial brokerage, especially for the first time, it’s easy to get lost in “sales talk” and industry speak. How do you choose the right firm and the right broker? Doing your research in advance will ensure you know the lingo and what to look for in a great broker. Here are a few tips to get you started:

Look for ample commercial real estate experience

Having many years of real estate experience is not the same as having years and years of commercial real estate brokerage under their belts. Don’t just look at the total number of years experience the firm has. Be sure you know how many years of experience your particular agent has in commercial real estate. Those years matter, and will affect your overall experience for better or for worse.

Look for brokers who are responsive to their clients

Commercial real estate brokers are busy, but great commercial real estate brokers always have time for their clients. They should listen patiently, answer your questions promptly, and be reasonably easy to get ahold of. A broker who always seems too busy for you is too busy to earn your business.

A great broker is well connected

One of the key features of a great commercial real estate brokerage firm is community connections. They should know the landlords, the tenants, and the developments like the back of their hand. Not only that, but they should have solid relationships with attorneys, architects, and contractors. The deeper their community roots, the better.

Seek a commercial brokerage firm filled with humble experts

What is a humble expert, you may ask? They are well trained and have many years of experience. They have top notch certifications, such as SIOR and/or CCIM. But they also know how to ask great questions and know there is always more to learn. A humble expert works hard to know it all, but they aren’t a “know it all.” Asking the right questions help their clients assess their needs and find the best solutions. And taking the time to ask you the right questions shows that they value you and your business.
