Two separate commercial real estate transactions totaling about $10.5 million closed earlier this month in the Fredericksburg area.
The fully leased 16,200-square-foot property in Spotsylvania County’s Cosner’s Corner shopping center that includes a Sweet Frog and Virginia ABC store sold for $4.5 million. KIMYD LLC, which purchased the property in October 2011 for $2.55 million, sold it to Platinum Development LLC. Donny Self and Carl Braun of Coldwell Banker Commercial Elite represented the seller.
The other sale involved the 18,800-square-foot building at Carter’s Crossing off U.S. 17 in Stafford County whose tenants include Sweet Frog, Tropical Smoothie Café and NextCare. Silver Cos. affiliate Carter West LLC sold that property to 15 Southgate LLC for about $6 million. Donny Self represented the seller.
Hair Cuttery recently leased space in that Stafford building and is expected to open in October, said Ben Keddie, who heads Coldwell Banker Commercial Elite. He said the building will be fully leased within a couple of weeks after a deal is finalized for a vacant 6,800-square-foot space.
